From California to Leander: Helping Relocating Clients Find a Rental

How I helped an out-of-state couple secure a home that met their needs before arriving in Texas.

In August 2026, I helped a couple relocating from California find a rental home in Leander.

They came to me through a referral and were still living in California when we connected. They needed help finding a home and navigating the rental requirements from out of state.

They also had a specific feature on their wish list: a fireplace.

My job was to help them find a property that fit their preferences while working through the qualifications and timing needed to make the move happen.

The challenges: new employment and limited credit history

There were two important pieces to address.

First, both clients needed to document the employment income they would have after moving to Texas. For the property they pursued, the landlord required combined qualifying income of at least three times the monthly rent.

Second, only one applicant had an established credit history. The other had no established credit, which meant we needed to understand whether the landlord would consider their application under those circumstances.

They were preparing for an interstate move, so getting clarity on those requirements early mattered.

My approach: connect the home search with the qualification process

I worked with them to find a rental that met their needs, including the fireplace they wanted, while helping them work through the documentation required for approval.

Both clients obtained employment offer letters stating their salaries. Their combined income exceeded three times the monthly rent, providing the documentation the landlord needed to evaluate their upcoming employment.

The applicant without established credit was also accepted. In this transaction, that limited credit history did not prevent them from securing the home.

Addressing those questions alongside the property search helped us move forward quickly.

The outcome: a home ready when they arrived

We secured a rental home in Leander with the fireplace they wanted, and the lease was completed in August 2026.

They were able to move directly into the home when they arrived from California, making for a seamless transition to Texas.

For me, that was the meaningful result: helping referred clients work through their specific challenges and have a home waiting at the end of their move.

What this means for other relocating renters

An out-of-state move can involve questions that aren’t answered in a listing.

How will upcoming employment be verified? What happens if one applicant has no credit history? Can the home be ready when you need it?

The answers depend on the property’s written criteria and the landlord’s review. This couple’s approval doesn’t guarantee the same outcome elsewhere, but it shows why it’s worth discussing your circumstances before assuming you won’t qualify.

My role is to help connect those requirements with your home search, preferences, and moving timeline.
