Buying New Construction in San Antonio: How to Compare Builder Offers

by April Guerra

Austin Homes

A builder offer can sound impressive until you try to figure out what it means for your purchase. One community advertises a rate, another promotes closing cost assistance, and a third offers upgrades.

Which one is the better fit? You need the details of the home and the financing to answer that. I am from San Antonio and serve buyers there, and I want you to feel comfortable asking questions before an attractive promotion becomes a signed contract.

Start with the exact home and final price

Compare homes that meet your needs before comparing the incentives. A larger credit will not fix a floor plan that does not work for you or a commute you do not want.

For each home, get the purchase price, included features, lot cost, and any additional selections in writing. Confirm whether the promotion applies to that specific property. An offer on selected completed homes may not apply to a home you want to build.

Ask what you will need to buy after closing, too. Window coverings, appliances, fencing, or other items can affect your cash needs if they are not included.

Find out what the incentive can actually pay for

Ask whether the offer is a price reduction, a closing cost credit, a financing subsidy, or an allowance for particular selections. Each works differently.

Then ask about the conditions. Does the offer require a designated lender or title company? Is there a deadline to contract or close? Can incentives be combined? What happens to any credit that cannot be used?

Your lender should confirm which costs a credit can cover and whether loan-program limits apply. Get that explanation before treating the full advertised amount as money you will save.

Compare the mortgage as well as the promotion

Request comparable written loan estimates from the builder's lender and another lender when practical. Keep the loan type, down payment, and timing of the quotes as consistent as possible.

Review the interest rate, points, lender fees, mortgage insurance, estimated monthly payment, and cash needed to close. The Consumer Financial Protection Bureau provides a Loan Estimate comparison guide that can help you understand those differences.

An advertised rate is one part of the decision. A lower rate with higher upfront costs may affect you differently depending on how long you expect to keep the loan.

Know what happens after a temporary buydown

With a temporary buydown, part of your mortgage payment is subsidized for a limited period. When that assistance ends, your required payment increases according to the loan's terms.

Ask for a written payment schedule. Have the lender explain the full payment after the subsidy, along with estimated taxes, insurance, and any mortgage insurance. Include HOA dues and applicable assessments in your household budget.

I would not build your plan around the assumption that you can refinance before the payment increases. Refinancing depends on future rates, your qualifications, and additional costs.

Check the property costs and purchase terms

In the San Antonio area, confirm the exact address, taxing jurisdictions, HOA charges, and any special assessments. Ask whether the tax estimate reflects the completed home.

Also review earnest money, construction timing, inspection access, and warranty information. A financing promotion does not answer those questions. Discuss your own agent's involvement before visiting or registering with a builder, since registration policies vary.

Let us compare the offers you are considering

If you are looking at new construction homes in San Antonio, send me the communities or homes that interest you. I can help you organize the builder offers and property details, then work with your lender to understand the financing so you can decide with a clear picture of the costs.
