Leasing a House in San Antonio: What to Prepare Before You Apply

Finding a house you want to lease is exciting. Finding out afterward that the move-in date, pet policy, or application requirements do not work for you is frustrating.

If you are looking for a rental home in San Antonio, a little preparation can help you narrow your choices and avoid paying application fees for properties that are not a fit. Start with your budget, the date you need the keys, and the documents the property manager will request.

Set a budget that includes more than rent

The advertised rent is only part of your monthly housing cost. Ask about utilities, required insurance, pet charges, service packages, and any other recurring fees. Confirm which expenses are included and which you will pay separately.

Then calculate the cash needed before moving. Application fees, deposits, initial rent, utility setup, and moving expenses can add up. Ask for a written breakdown and the timing of each payment.

Do not assume every deposit is refundable or that every fee serves the same purpose. Read how each charge is described in the application and lease documents.

Review the selection criteria before applying

Rental requirements vary by owner and property manager. Ask for the written criteria and review them before submitting an application or paying a fee.

Texas Property Code Section 92.3515 requires landlords to make tenant selection criteria available when providing an application. Criteria can address matters such as income, credit, rental history, and prior application information.

There is no single credit score or income rule that applies to every rental home. If something in your situation needs clarification, ask about it upfront. An agent can help you ask questions, but the landlord or manager makes the approval decision.

Gather the documents the manager requests

Common requests include identification, proof of income, employment information, and rental references. Self-employed applicants may be asked for different income documentation, so get the property manager's requirements rather than guessing.

Provide complete, accurate information and check how each adult applicant should apply. Use the manager's verified secure process for sensitive documents. Never send personal information or payment simply because someone claiming to represent a rental asks for it.

Having your paperwork organized helps you respond when you find a property that fits, although it does not guarantee approval.

Confirm the move date and property details

Ask when the house will actually be available and whether cleaning or repairs will be completed before occupancy. Confirm the lease term and any requirements tied to your move-in date.

If you have pets, get the applicable policy and charges in writing. Ask about approval requirements before applying. Assistance animals require a separate process from ordinary pet policies, so raise that situation with the manager directly when applicable.

Tour the home when possible. Check the layout, parking, included appliances, storage, and outdoor space. For a San Antonio-area address, test your commute rather than judging distance from a map. If school assignments matter to your decision, verify the exact address with the district.

Read the lease and document move-in condition

Before signing, review who handles lawn care, maintenance requests, utilities, and appliance repairs. Understand the rules for renewal, notice, early termination, and any recurring fees. Ask about unclear language before you commit.

At move-in, photograph the condition and submit the required condition form by the lease deadline. Keep copies of the signed documents and your communications.
