Moving From Austin to San Antonio: How to Compare Your Housing Budget

Austin Homes

If you are moving from Austin to San Antonio, you may be hoping your housing budget will go further. Before deciding what you can spend, compare the homes you would actually buy and the full cost of the move.

I am from San Antonio and serve both markets. I want you to understand what the next home means for your monthly payment and cash available, whether you are selling an Austin-area property or moving out of a rental.

Compare homes with the same priorities

Start with your required bedrooms, usable living space, parking, outdoor space, and tolerance for repairs. Decide which features you are willing to change and which are essential.

Then compare similar homes in the locations that fit your routine. A renovated house close to central Austin and a new home on the outskirts of San Antonio represent different purchases. Their prices alone do not explain what you gain or give up.

Use current available properties to see what your budget buys. Citywide statistics can provide context, but they will not tell you whether a particular layout or location meets your needs.

Set a target payment before a purchase price

Speak with your lender about financing based on your income, debts, down payment, and move timeline. If the relocation involves a job change, discuss the documentation needed before relying on a financing estimate.

Decide what monthly housing amount fits your household, rather than using the maximum approval as your target. Include property taxes, insurance, mortgage insurance when applicable, and HOA charges.

Ask the lender to compare consistent loan scenarios for the homes you are considering. Different down payments, loan types, or points can make a price comparison misleading.

Verify taxes and insurance by address

Texas property taxes depend on taxable value and the local taxing jurisdictions. A San Antonio mailing address does not establish one tax rate for every home.

Check the property record, applicable taxing entities, exemptions you may qualify for, and any special assessments. Have your lender explain the tax estimate used for the completed property and your situation. The current owner's bill may not reflect what you will owe.

Obtain an insurance quote for each serious contender. Review coverage and deductibles as well as the premium. Add HOA dues and other charges even when they are collected separately from your mortgage.

Calculate the money available from your Austin move

If you are selling an Austin-area home, estimate proceeds after mortgage payoff, selling expenses, preparation, and possible concessions. Use a realistic sale range instead of assuming the highest outcome.

If you are renting, review notice requirements, potential lease overlap, and any early termination costs. Confirm which deposits may be returned and when, rather than counting that money as immediately available.

For the next purchase, account for inspections, earnest money, any option fee, and cash needed to close. Ask which amounts are paid earlier and credited later so you avoid double-counting them.

Include the expenses after receiving the keys

Budget for moving, utility setup, and any appliances or window coverings that are not included. Get estimates for repairs or improvements you plan to make soon after closing.

Consider the cost of your new routine, too. Test the commute from the specific San Antonio property and account for regular trips back to Austin if those will continue.

Keep a reserve for maintenance and unexpected costs. A lower purchase price is helpful, but spending every dollar of the difference on upgrades could leave you without the cushion you wanted from the move.

Plan for any gap between homes

Review closing, funding, and possession dates with your agent, lender, and title teams. If one sale funds the next purchase, confirm when the proceeds will be available.

Include temporary housing or storage if the dates may not align. A builder incentive or estimated completion date should not replace a verified financing and moving plan.
