Georgetown vs. Round Rock: Comparing Home Prices, Property Taxes, and Your Commute
You can like both Georgetown and Round Rock and still find that one works much better for your move. The difference usually becomes clearer when you compare actual homes and drive the routes you would use every week.
If you are choosing between these two North Austin communities, I would start with your budget and the places you need to reach regularly. Then we can build a search around the way you live, rather than picking a city first and hoping everything else fits.
Compare homes that meet the same needs
Start with bedrooms, usable living space, parking, yard size, and your tolerance for repairs. Decide whether you want new construction, an established neighborhood, or either.
Then compare similar available homes in both cities. Looking at one large new home in Georgetown and one smaller renovated property in Round Rock will not give you a fair picture of the price difference. Age, condition, lot, and location all matter.
Citywide median prices can provide context, but they cannot tell you what your specific budget buys. I would rather show you the properties that fit your needs, including what you would need to spend after closing.
Calculate property taxes for each address
Two homes with similar asking prices can have different property tax estimates. In Texas, local taxing jurisdictions and taxable value determine the bill. Exemptions can also affect the amount.
For a Georgetown or Round Rock property, confirm the appraisal district record, taxing entities, and any applicable special district charges. Ask your lender to explain the tax estimate being used for your payment.
Do not assume you will pay the same amount shown on the current owner's bill. Their exemptions and valuation history may differ from yours. With new construction, confirm whether an earlier tax record reflects the completed home.
Add insurance and community charges
Get an insurance quote for each serious contender. Roof age, condition, coverage, and deductibles can affect the quote. Add HOA dues and any assessments to your comparison, even if they will be paid separately from your mortgage.
Confirm utilities at the exact address as well. Round Rock's water service area includes locations outside city limits, which is one reason a mailing address alone is not enough to identify every provider.
Once you have these estimates, compare the monthly cost and cash needed to close. A slightly lower purchase price does not always produce the lower overall cost.
Drive your commute before choosing
Georgetown is north of Round Rock, but the impact on your commute depends on the home's location and your destination. A property near your preferred route can work differently from one that requires a long drive just to reach the highway.
Test the trip to work during your usual travel hours. Include I-35, connecting roads, or toll routes where relevant. Check the return trip, too, and consider how often you need to travel into Austin.
Also drive to the grocery store, appointments, and other places you regularly visit. Those shorter trips become part of everyday life after you move.
Verify the details that matter to your household
Visit the neighborhood at more than one time of day. Look at access, nearby construction, parking, and the upkeep the property will require. If school assignments matter to your search, confirm the exact address with the district.
For a community with amenities, distinguish what is available now from what is planned. Review the HOA rules before deciding a home fits your intended use.
