Finding a Path to Homeownership: Helping a Single Mom Buy Under $300,000 in Austin

by April Guerra

Austin Homes

After previously being told no, she wanted to know whether owning a home was still possible.

When I began working with this client, she had been working hard to create stability for her family.

She wanted to own a home in Austin, but she wasn’t sure she could afford it. Her credit was a concern, and she had previously been told no.

That experience had left her questioning whether homeownership was within reach.

As a single mother myself, I understood why this goal mattered to her. She was looking for a place where she could build a more settled life with her family.

The challenge: affordability and concerns about credit

We had two important concerns to work through: her budget and whether her credit would prevent her from purchasing.

Being told no can make someone hesitant to explore the possibility again. Before they even look at homes, they may feel that the decision has already been made.

For this client, moving forward meant taking another look at her circumstances and what might be possible.

I wanted to help her explore that question without making promises about an outcome we hadn’t established.

My role: helping her move from uncertainty to a purchase

I worked with her to find a path toward the home she wanted, keeping affordability and her family’s needs at the center of the search.

Her credit concerns were part of the conversation, but they didn’t become the final outcome.

We were able to move forward and secure a home in Austin for less than $300,000.

That result mattered because she had begun the process believing she might not be able to buy at all.

The outcome: a home and a step toward stability

She became a homeowner after previously being told no.

The purchase gave her a place to begin building the stability she wanted for her family, within a price range she hadn’t been sure was possible.

I was proud to help her reach that point. She had put effort into her goal, and being part of the process that helped make it happen was meaningful to me.

What another buyer can take from her experience

A previous no deserves context.

Was the concern related to credit, income, available funds, the property, or the financing being considered? Has anything changed since that conversation?

Those questions can help you understand whether there is a next step to explore.

Every buyer’s circumstances are different. Credit history, income, debts, available funds, and financing requirements all affect what is possible. This client’s experience doesn’t guarantee another buyer’s approval or price range.

But her story is a reminder that uncertainty is worth discussing with professionals who can help you evaluate your actual options.

You don’t have to arrive knowing every answer. You can begin by explaining what you’re working toward and asking what it would take to get there.
